Beautiful home! That would an easy drive into the Cordova area, Germantown, or Collierville too.

BINGO !!!!! Nice job JoeCartpath. Thats exactly what we are looking for. Size, acerage, curb appeal, etc etc.

We still plan on renting due to a work relocation that could only have us in Memphis for a year and then permenant move to Jackson. Renting gives the company and us time to make a permenant decision without having to buy and sell 2 homes, in this market, in one year.

I do have another question that just popped up. We are in need of a new vehicle. Should we get it here in Texas or wait and get it there in Tennessee?

Sales tax is 6.25% here. No presumptive value tax on new vehicles. Tags around $75. Possibly $50k for the new truck.

What are the consequences if I bring it to Tennessee?
What am I in for if I purchase it there?

I'd wait and get it here. Not that much difference in the tax, you'll have to buy tags when you move here anyway, and you'll be close to the dealer if you have any issues.

Other than that, if you buy it there, you'll just take the title to the local County Clerk's office and have it re-titled in TN, paying the title & license fees at that time. You may have to show that you paid taxes in your state when it was purchased - or maybe not - I don't know for sure. It might be based on how recently it was purchased and titles in your state. I would suggest calling the Shelby County Clerk's office first if you decide to do that so you don't get any nasty surprises.

Final details on my relocation coming through.... I will be out of Dallas in 2 weeks. Momma will take care of the home sale and relo through corporate relocation.

What can any one comment on regarding the Stonebriar Neighborhood in Memphis. Very close to the Highland Oaks Middle School. Only 3 miles to work and 2500 sft new home rentals. Need local opinions, since online Memphis info encompasses the entire city........ You've already read this thread you know the details. Actually says Lake Village on google maps. Less than 1/4 mile from MS.

It's near the state line, by Southwind High School, which isn't a great school. Highland Oaks doesn't seem to be the best school either. Holmes & Riverdale area. That's not a good area, it's close to Hickory Hill which got annexed a long time ago and went downhill fast.


I don't mean to sound like a broken record, but I highly recommend getting a rental in Germantown or Collierville, instead of messing with trying to navigate the mess of Memphis from outside of the city. Especially if you are in a time crunch, don't make any rush decisions without being very familiar with the area.

Southeast Memphis is a weird place. Resale value is something that would definitely be in my mind. If you're looking at doing a six month rental there, I think that might be okay. I think I'd definitely not want to send my kids to that school, though. It's not the most dangerous school in Shelby County by far, but it's just not the highest achieving area by any means.

South of 385 and inside or adjacent to city limits is just not great, unfortunately. There is a lot of history here, with Whitehaven being an original solid suburb, then being annexed, then white flight led to its downfall. The same happened directly east with Hickory Hill and Parkway Village, and folks are expecting / observing that to happen further east as well. Sort of 'white flight / economically depressed creep,' if you will.

However, for a shorter term deal, it'd be okay. I still think you could find something better.

Thank you both for your candidness. Nice homes..... maybe why they never sold and are still on the rental market. Momma likes a new home rental. Have to keep checking the listings and see what we can find.

Just to translate prior two comments. Neighborhoods along the state line are predominantly black. Most white people find that unacceptable.

That was not my comment for sure. I'm thinking of home values which have fallen steadily in that area. If he is renting, that's a different story. Although neighborhoods with falling values tend to have more rentals, which tends to bring in different types of people (vs homeowners). But crime, etc is a big factor too. You can look up any address on this website and see all reported crimes during periods of time, within a certain distance. That may help you.
