The Berclair neighborhood has been in considerable decline for several years now. Crime is up, the housing stock is deteriorating, and the number of rentals has grown astronomically. Housing values are nil. I would not move there. Ever. Highland Heights = same story.

If by Jackson neighborhood, you mean something off Jackson Avenue, I would be suspicious. There are some ok neighborhoods off Jackson (Hein Park comes to mind), but even they are prone to frequent property crime. Again, never in a million years.

I agree...these are areas towards "north Memphis" that have been on the decline. Do you mean you are moving to one of these specific neighborhoods, or just Memphis in general? Budget?

One thing to remember about cities with high crime and poverty like Memphis is that usually when a house is selling for cheap, it's because it's in a bad area of town. It's unfortunate, but if you want to live within city limits here, you have to pay a lot just to live somewhere safe, even if the house is small.

Berclair is still good in many areas.

I would look at the streets near Graham between Macon and Summer.
Find Owens and Sandra and look right around that area.
There are several streets with some really nice little houses built about 55 years ago.
Many of them have really nice details like hardwood floors, panel doors, hand plastered walls and great woodwork.
