I like the larger property sizes in eads and assume it is in high demand for either lower taxes, lower crime or better schools. I suspect it’s some combination of the first two. What are the existing developments with eads advantages but closest to collierville shopping and amenities? My price range is up to $1.5M. Is it the count tax rates that is lower for Eads or lack of city infrastructure that lower prop taxes or both ‘ some other factor driving this pro? I’m retired but activate with a need for access to good specialists for ny wife. We are use to,a 20 mile commute for top Drs and now go 60 each way for a top back specialists to show you we will drive to good Drs.

We are homebodies abd in a 5k sf home now and like that size for visitors and having real estate as an asset class which is more manageable than rental propert investments. If size matters 5k sf on an acre would be ideal but most eads exosting homes are on much larger tracks which is not our preference but if that’s the market we can handle that too.

Thanks in advance for any guidance on my needle in a haystack.

If you're referring to Eads in Shelby County, the reason it's not as desirable is because it's in the Memphis annexation reserve area, which means it can't be annexed by any of the suburbs and it's stuck with city schools.

There are some mansions on multi-acre lots in this area, which as you say isn't that far from Collierville, but on the whole I wouldn't call it desirable because it's too far from everything while at the same time being in city limits or planned to be in city limits.

Recently I drove through the area across the line in Fayette County, and I have to say I much prefer DeSoto County, Mississippi which is developing much faster and to me is prettier and far more vibrant. The Lewisburg/Hernando area in DeSoto County is on the outer edge of growth for the metro area, more or less along I-269, and that area has a bright future.

Thanks that helps. It appears collierville was existing in the path of west to east growth of germantown. Is it Piperton that’s next or rural unincorporated land or both? I lived in Houston where there was vacant unincorporated land in all directions as it grew. I’m in DFW now which has existing suburbs in all directions so grow seems more typical and that’s what I sense about Memphis metro growth east.

I’m am not as drawn to MS as TN in part due to state tax bite and being more familiar with TN long ago when driving to see grandparents in lewisburgh TN from southern Oklahoma.
