I have been living in Memphis for about 2 years and am ready to look for a 2 br condo. I really dont want a house because i dont want to cut grass or do any of the other maintenance things that are required.

I see many condos are for sale in the Audubon Park area, above Park Ave but below Poplar. Anything near Poplar seems to be ok from what i can see so im wondering why so many seemingly decent condo's are on the market here.

At the absolute most im looking to spend 135,000. Any other areas with condos in that price range which wont require me to be packing?

I'm assuming that most of those are in that very large condo development on the north side of Park at Colonial. That's probably the largest concentration of condos in the area, so that would explain why so many are on the market.

As for the safety of the area, I don't have any insight on that...

I'd like to know this too. What do those familiar with east Memphis think of the Audobon Park area, especially the condos nearby.

I have a single female friend who lives a couple of blocks south of there and she has no concerns about her safety. I've not heard of any problems in those condos. Someone here in another thread posted a link that allowed you to check crime stats by street. You could determine the street names in that complex and check out the stats there...

To be more specific if you pull up Eagle Crest Drive in google maps, right in that block of Park Ave, Poplar, and S Perkins Rd is where i am curious. I know there is a train track there but i wouldnt pick a place thats right up against it.

Im seeing prices of around 125,000 for a 2 bedroom condo. Is that about right? I usually go to the Paradiso Theater thats in that area and it seems ok.

Those Germantown condo's are nice but come at a premium with respect to price. If i can get a relatively nice and safe place with 2 bedrooms for less than 130k then im happy.

Not always but basically you pretty much get what you pay for. Ofcourse, I would think the property value goes down for a sound reason(s). Reasons that wouldn't hurt to research exactly why? I wish you the best in finding a suitable condo, just take your time and investigate the ones you think will be most beneficial to you.

Have you looked at Chatham Village? Those are pretty nice. I know several people that live there - they seem pretty happy. For $130K you can get the "Executive" 3-Bedroom, about 1800 sq ft. I looked at it - pretty nice.

Thanks for the suggestion. I cant find any of those properties listed online, im gonna start visiting these places in person next week.

According to google maps that place is right next to the train tracks though.
