I think jimlacas' main concern initially is that he wanted something close to UM so he doesn't have an hour commute in the morning. OR he wanted something far out enough to get acres of land. Acres of land in Collierville would be literally a million bucks. Nowadays, you have to go far, far out to get acres of land for anything under $300k. Land is just worth so much money now.

It really depends on your anxiety level of being in a "transitional" neighborhood. Cooper Young was "transitional" years ago, and now the core of it is filled with young professionals and artsy people who have renovated the homes and made things look really nice. Of course, on the outskirts it can still be deemed "transitional." You can get cheaper homes in those areas, for obvious reasons. It just depends if you are willing to be in that type of area.

rule number one is NEVER buy in a 'transitional' or unstable neighborhood, unless of course it's being developed by a Donald Trump, WCI, or a Toll Brothers Homes

Midtown is a patchwork, it's relatviely OLD as well...not my cup of tea given how many sketchy areas are THAT close to nice ones...there are too many other workable choices in the MSA to be enarmoured with living in a wannabe trendy old area like it's friggen Boston or San Fran....which it's NOT...hey, it's Mammfiss

I don't think midtowners live where we do because it's "wannabe trendy." I could care less about the trendiness of a neighborhood. People with wealth and 60+ year olds don't live here because it's trendy. Midtown hands down has the nicest, most historic, older homes in the city. You can't find homes like this anywhere else.

Midtown may not be your cup of tea, but from what I understand, jimlacas didn't seem scared to live in the city. In fact he stated he was tired of people complaining and generalizing that the entire city is dangerous and sketchy. Which is obviously is not. You have great historic neighborhoods, you have smaller young-family oriented neighborhoods, you have transitional neighborhoods, and then you have bad ones. A lot of younger people out of college live in transitional areas because that's all they can afford and they are not scared to live amongst (gasp!) black people, hispanic people, poorer people, etc. I think as people age and have families of their own, they move out of the 'transitional areas' not because it's scary for families, but just because they need bigger homes than are found there.

The Cooper Young home owners association is very powerful and has done a lot of good things in the area. If you have a problem ever with your home, neighbors, parks, streets, anything...you can go to them for help, advice, and to get the problems fixed.

What's "Mammfiss" supposed to mean?

I'd still like to know what "Mammfiss" is supposed to refer to.

If you want to call me a community cheerleader for Midtown, go for it. I'd be glad to have that honor. I wouldn't live in midtown if I didn't love it. I'm not the type of person to moan and complain about the area where I live (or...don't live...)

I figure as much, just wanted to hear the new PearlieBob explain why he feels the need to do that. He's been banned on another forum for racist comments, I guess he's working his way up to it on here (again) too.

Default Cordova

I've lived in Cordova and I've never had a problem. I live on the outskirts of Cordova around 64 and Houston Levee and I can only say good things about the area. There's lots to do, homes are decently priced, and people are pretty nice.

I lived around U of Memphis for about six months, specifically on Carnes. Our house got broken into two times, my fiance's car got broken into a few times, and it just feels eery over there. Homeless people roam through the neighborhoods and anything that's outside by itself (like a lawn mower while you go grab a drink or something) will be gone within like 5 minutes. It's crazy. My neighbors were super nice but I just couldn't handle it anymore.

Collierville- super expensive but nice....~30-40 minutes to U of Memphis
Germantown- super expensive but nice~20-30 minutes to U of M
Bartlett- some good areas, some bad~ 15-20 minutes
Cordova- love it!~20-30 minutes
Midtown- hippie/tree hugging/gay pride stomping grounds. I've heard good and bad things about the safety of the area. ~15 minutes
Downtown- pretty safe, very trendy, but you have to deal with the drunks, traffic, and tourists. ~20-25 minutes

There's also Lakeland which is pretty far out but I've heard nice things about it

I lived on Hawthorne near Poplar (block over from McLean and Overton Park) for a while. It was ok. The absolute worst time of year was Halloween. For lack of a better term, our neighborhood was 'invaded' by 15-30 year old thugs carrying pillowcases and Wal-Mart bags literally banging on doors and screaming at the top of their lungs until 11pm or so; they were cursing loudly and yelling insults and profanities at houses where people didn't come to the door. This neighborhood has several elderly residents, many of whom were completely terrified. I had never seen anything like this in my entire life.

If I lived in that part of Midtown again, I would definitely make a point to not be home on Halloween evening.
