What are some fun student hang-outs? Things to do?
Overall atmosphere? Safe? Condition of rental houses?

Campus and the area is safe. South of Southern and West of Highland is the area to stay out of. Most students hang out around the bars that line Highland. You'll know'em when you see'em. Newby's is a popular bar. Rental houses are up in the air. Since it's a student area alot of them aren't kept up but alot of them are. I've been in some real run down rental homes and I've been in some real nice ones over there. It all depends on the owner and past tenant.

Keep in mind that UM is more of a commuter campus, meaning students don't all live right there around the campus like you may see at other universities. Lots of students live elsewhere and drive in for class, so they don't hang out near campus. But, there are a few bars on the Highland strip, and a couple restaurants there as well. As for the housing around it, like was said, some are very nice homes that families live in, with rentals scattered in between. And the closer to campus, the more rentals, and the more run-down they will be. Not "run down" in a dangerous way, but just run down as most college student rentals tend to become over the years

Although, the area to the south of campus gets very unsafe, very quick. If you are looking to live around there, stay to the direct west/east, or north.

South of Southern is known as the bad side of the tracks. True, it is more unsafe, but the majority of students living near campus seem to live in that neighborhood. (South of Southern EAST of Highland). So it's not horrible. I spend a lot of time there because I have a lot of friends who live there. Most havent had many problems, but some have had some property theft. I personally wouldn't want to live there, but if you're looking for cheaper rentals, and you have some street smarts/common sense, I would look in that area.

If I were going to live south of the tracks, the corner of Southern & Goodlett (very safe) is the area I would aim towards, as opposed to the corner of Highland & Park (dangerous, no students) The further East of Highland and the further North of Park, the better.

So don't write off the whole south side of campus, you might find a nice place, just be smart about it.

Do you just positively have to live really close to the UofM?

There are somewhat okay areas not that terribly far from that school for rentals, you know.
