helloo all! Planning on moving to downtown/brickell area in a few months..23 year old female..I've done a lot of research so I know everything i want when it comes down to the buildings themselves, price range, and all the technical stuff, but i'm looking for some advice when it comes to what kind of residence live in the area and these buildings and the general "vibes". I Want some young people for sure (want to make some friends ) but no constant dorm life style for me. Which do people prefer? Downtown or Brickell? Is it a big difference? I've heard a lot of conflicting things about the buildings i'm choosing between, so I hope some real brickell and downtown citizens can give me their opinions!

Icon- Like the decor, dont know much about it.
50 Biscayne- Love this building, but heard it's overrun by college kids. Is that true?
Plaza- Nice building, also heard it's more of a young place.
900 Biscayne- Don't know much about it, but like it.
Ten Museum Park- Like the lofts, location seems not so convenient.
Epic- Looks nice, also don't know much about it.
Marquis-don't know much about it.

Downtown is now overpriced. It's a ghost town now. Nobody buying anything there. Full of over confident investors. Just saying.

Have to disagree. Plenty of people buying in downtown and brickell, not just investors ( recently bought a unit myself and according to my realtor plenty of locals and professionals in the area buying as well.)

My 2 cents about the ones I know

Icon- Like the decor, dont know much about it. Great location, nice units. Valet parking only (at leat 20') and pool too crowded.
Plaza- Nice building, also heard it's more of a young place. Great location (garage has acces to 2 avenues), 2 nice pools, mix of students/young professionals. Most of the units have carpet.
900 Biscayne- Don't know much about it, but like it.Very high end. Not much of a "community feeling".
Epic- Looks nice, also don't know much about it. Great units but getting in and out and common areas are a nightmare.

Brickell is livelier, downtown buildings have great views facing east but the area is still overun by homeless
