Landlord (potential) told us while we were looking at the house that he would be willing to make a pool. We are looking for a house with a pool. He is now asking for a longer lease to build the pool. we do not think a 2 year lease is a good idea because we don't know what is going to happen a year from now. We were thinking of telling him that we want a 1 year lease with the option to renew?

BTW this is in Miami!

2-yr lease in a market with rising rents: good.
Renting a place that does not currently have something you really want: really bad.

Find another house that already has a pool rather than wait for this landlord.

If the landlord wants a two year lease to put in a pool that is his choice and right, it's his place after all. But you should ask for just a one year contract, who knows if you will lake the place or not, you do not want to be stuck for two years in a place you do not like. If he decides that one year isn't good enough then you can walk away and find a home that has a pool already. You really don't want to live with a backyard all messed up for a month or two anyways.

I wouldn't do it.

There are plenty of other homes out there with pools.

OR, you could always accept a 1 year lease and then put a small above ground pool up.

Wow thats scary.
That has scam written all over it. Landlords are desperate right now.


Any place you rent make sure you put a hardship clause in the lease as well. If you lose your job its going to be very difficult to find another one without spanish.
