Miami | MyBrickell | Jorge Perez
Quote:
MyBrickell, one of the the newest development projects in Miami, will break ground this month, and has already obtained reservations for 80 percent of its units. The Jorge Perez project is featuring design by Karim Rashid, is partly targeting the Latin American buyers that Perez said “saved” the Miami market after the condo bust. The project is starting at an average of $295 per square foot. — Alexander Britell

And some people get a wonderful view of the metromover as it passes by! By the way, where is the parking going to be?

"the Latin American buyers that Perez said “saved” the Miami market after the condo bust."

One of two things:
- Many purchased vacation homes or moved here and reside in them. In any case, it is contributing to the tax base, but not to the direct economy if they are just vacation homes.
- They purchased them as investments, thus temporarily keeping prices high.

No one saved anything, prices skyrocketed due to ease of credit, and the thought people could make an easy $12k by sitting in a condo for six months then selling it (musical chairs). Prices are finally coming down to normal.

There SHOULD be no new parking structure as Brickell is supposed to be urban. I'm sure they have an arrangement with a nearby under-used, existing garage, similar to what Loft I and Loft II did in downtown. Or, they'll be using the CitiCenter garage, similar to the condos in Midtown. In fact many people in those buildings don't need/want a car, and definitely don't need 2 or 3 dedicated parking spots. Finally, a new Brickell development in which the building is not 30%-40% a parking garage!

It's my understanding that the studios wil not have parking. The other units will get parking from the building next door, 500 Brickell......

Everyone knows (or should know) what a big transit fan I am; however, I don't see the point of NOT adding a parking garage to the bottom of every new building (in addition to street level retail.)

We are not going to eradicate cars so to knowingly contribute to a problem like parking shortages is not prudent, IMO.

Even Manhattan with the wonderful transit infrastructure there has thousands of cars still on the streets and massive parking problems.

"There SHOULD be no new parking structure as Brickell is supposed to be urban."

I lived in London, UK for a few years and as urban as London is, they still have parking.

All this will do is place more burden on parking garages, thus enabling the prices to rise for parking.

"In fact many people in those buildings don't need/want a car"

Great in concept, but even in the most urban areas there will be people with cars, with many of the people not having one is due to economic factors, not the lack of desire.

And no one sated each has two or three dedicated parking spaces, heck, my condo only has one dedicated parking space for it as do many.

I don't see this project being successful. It doesn't have parking, there are many other buildings to choose from, and the prices are most likely going to be high in relation to the square footage. Miami is not New York City. People here are very dependent and attached to their cars. They will choose the car over eating if they could.
