GlobeSt.com - BrickellHouse Breaks Ground in Downtown Miami - Daily News Article

MIAMI—Construction just began on the Downtown Miami/Brickell market’s first new-to-market luxury condominium development to be announced since 2008. Newgard Development Group is holding the groundbreaking ceremonies for BrickellHouse condo on Wednesday.

Located at 1300 Brickell Bay Drive, BrickellHouse is scheduled for completion in 2014. The 46-story, 374-unit condominium tower is already almost 90% sold. Newgard converted all contracts in just 45 days to meet its summer groundbreaking goal.

“Newgard is following an optimistic yet patient approach as we enter the new real estate cycle, developing one high-quality project at a time,” Harvey Hernandez, chairman and managing director of Newgard Development Group, tells GlobeSt.com. “BrickellHouse is our first project since the recession and so far, the market has responded favorably—with almost 90% of our units sold before we even broke ground.”

Thanks for posting these renderings, they're nice!

Although we hope the lobby doesn't end up looking *exactly* like in the rendering--where are the people? Are they all taking the elevator directly to the parking garage instead of walking out through the lobby?

Actually I prefer more density towards the I95. Lowrises of 10-20 stories high to fill all the gaps and an increase of population is all I'm asking for.

In regards to the Brickell House, is the first floor going to have businesses in it?

I believe that is where the twin towers of Villa Magna are supposed to go.

That is a good idea, BUT the problem with Brickell is, the businesses there do a terrible job of catering to the local population. How many Yoga businesses and restaurants do you need?! People in South Florida open up business so they can be cool. Everyone wants to open a damn restaurant it seems. We were looking at a place over there, but decided against it because we would still need a car. For all my needs, I should be able to get most if not all things in my neighborhood. Meaning I should have a Bodega, Drycleaner, Fish Market, Butcher, Bakery (a real one that has real fresh made bread as well as pastries), Vegetable market/stand, Tailor etc. etc.

Don't get me wrong, I am agreeing 100% with you about the density but brickell also needs to work on its business mix.
