I understand Miami Gardens is ranked in the top ten neighborhoods with the highest crime rate in the nation. But, in my home search in zip 33169 I came accross some beatiful homes in the high 200s low 300s.

This in my head doesn't make much since high crime neighborhood tend to have run down properties.

Are there nice areas in NE Miami Gardens you would consider moving to with your family?

That area isn't all that great, with that price you can buy a house in a better and safer area. In my opinion those homes are over priced and too much house for the area even though they are not large they are surrounded by older and smaller homes that go for $150,000 or less. Those new homes do not fit the area, remember in real estate it is location location location.

As SS said, you can find just as good of a house in a much better location for the same price. I wouldn't live in Miami Gardens, at least not in its current state. While they have cleaned it up a lot there's still a looooooooong way to go.

Thanks for the replies. I was originally looking in the 33179 area but got sidetracked to Miami Gardens.

People already covered everything pretty well here. Yeah, you can get more 'bang for your buck' in other places. 33179 (so I think it's probably within that Ives Estates area) is definitely better than actual NE Miami Gardens (which is not that bad really nowadays).

That area is called Andover,it is not that bad, you're probably talking about Coconut Cay, it is in tucked away.

Perhaps you are thinking of the road NE Miami Gardens Drive instead of the actually city of Miami Gardens? Try areas east of I-95 and also the 33180 zip code instead.

Actually, I was thinking about the Coconut Cay area and east of there. Is it still bad?

Got a very nice big house for a great price, $325,000 it's a gated community, Coconut Cay is very well kept and safe, I have very nice neighbors , this is a little paradise and many people don't know about it, I found it looking for new homes in Miami, had only choices in South or Hialeah, but I preferred North, the only entrance is thru 207 street and 441, so it is very private .

I'd rather find a similarly priced home in North Miami or North Miami Beach not in a gated community, both of which have greater upwards potential. Especially the closer you are to US1. But if you want a gated community, the whole Ives Estate area is a good option with good value (shares the high school with Aventura, even), but perhaps look in to SkyLake and Highland Lakes if it's in your budget. I wouldn't live west of 441, though. Not very convenient even if it is supposedly getting safer.
