That is really the next step.

Yes, there will be new developments that pop up further south in Homestead and the like, but as Downtown continues to grow there will be a demand for housing close to the urban core and thus gentrification will occur.

It has already started in places like Little Havana and Wynnwood and I believe those areas are ripest for the picking. Other areas like Overtown and Liberty City will take a long long long long long long long long time to get there, but it too will happen.

^I think the part of Overtown south of the expressway (Culmer Park and is also the "historic" strip) is also relatively ripe, also parts of Allapattah.

^ I agree about Overtown though as the highrises continue to move away from Biscayne Boulevard and march westward, Overtown's days as a historical black neighborhood days are numbered. Just look at the plans for the massive Miami World Center that includes the old Miami Arena site and pushes west into Overtown.

Unlike the "world class" cities, Miami has the certain future of a major hurricane to reverse the density trend.

Hurricane Andrew didn't stall the density, why would another major hurricane reverse the density trend?

Hurricane Andrew left the downtown area all but untouched. The southern part of the county felt the hurricane force winds. The last time Miami had the pleasure of a real hurricane was 1926.
