I can't blame the listing agent for wanting to be present during all showings. They are responsible to a certain extent for what happens to at the property while it is being shown. Not all Realtors know each other so you can't expect them to allow strangers into their clients homes. If I was the owner I would not want stranger walking around my home unattended.

Exactly. Was the home occupied? Was there furniture in it or was it empty.

Even for an empty home not many people are just going to give you the keys in a lock box and let you see the home. A realtor or the owner should always be present. If they follow you around is up to the realtor. If the home is occupied I am not letting strangers walk around my home either. If the home is empty I would go around with the realtor once and then ask if we could see it ourselves and discuss privately.

Both relators want to be present with each other to make sure one does not say something incorrect or maybe the listing agent will try to take the buyer etc..

Just ask next time.

As a realtor we are asked by our sellers what their showing preference is. If the house is empty and there is a lockbox we just let the buyer's agent usually show you the property. Some owner's want the listing agent to show up even if the property is vacant.

I had a horrible incident once were a vacant townhouse that I listed & was on lockbox. The buyers used the bathroom right before they left and clogged the toilet with so much toilet paper it started to overflow.
I get a call from the neighbor that there is a ton of water is flowing from underneath the door. The entire first floor was flooded. Luckily the first floor was tiled so the clean up was easy.

As others have mentioned if the property is occupied there have been incidents where buyers have actually stolen jewelry, money, etc. That is why owners want their listing agents to show the property. By the way I have never heard of a buyer being given a lockbox code and being able to view the property by themselves.

PS: easybay? I can assure you it's not a "Hispanic" thing.

It hasn't been my experience. I had a problem once when I was closing on a home and I could never contact the listing agent. My realtor had the same problem. I think she didn't even exist because I never spoke to her. She had a hispanic last name. I wouldn't mind if the listing agent was present also, after all they are the ones who will be accepting the offer.

If I am buying a home I cannot afford to get emotional. I take whatever the realtors tell me with a grain of salt since they are trying to get a sale. I will be inspecting everything if I'm gonna be spending hundreads of thousands of dollars. I don't mind if they are checking every move I make. I cannot afford to get emotional and worry about others think. They are welcome to observe my inspection and follow me everywhere if they wish to do so.

Anyone who knows they are selling a home and leave money, jewelry and other valuables out in the open or where they are easily found are just asking for trouble.

True but how far do you take it. Do you include computers, electronics, shoes, clothing and expensive trimmings. Soon you have to move before you list the house or put everything in storage.
