Yeah im curious what building too. I'm looking at Brickell condos too. i live in Miami Shores (great location) close to everything but i want to be able to use my car less. Work at the VA just gonna take the metrorail from Brickell. and use my Bike to get around. Hoping the new world city center and high speed rail would increase stores in the area. Brickell is pretty dead at night. My GF lives in the Axis tower and spend a good time there. i'm looking at Latitude by the river because its close ti I-95.

People are willing pay an arm and a leg for a Brickell condo with paper-thin walls just to be able to brag that they live in Brickell.
People pay for the location, not the quality, but it would have been nice just to add quality while they were at it.

Brickell is a nice place to live, it really is. I work in Brickell so I walk to work, going for a walk or run is great, the grocery store is a sort walk away as well as entertainment. It really is the only place in the US I enjoy living, it is just too bad many of the buildings sort of suck.

And yes, can hear other things. I have no neighbors right now, which is great. I had a friend who literally recorded his neighbors doing their "thing" at 3am (yes, it was graphic), so he could have evidence to report to the building management for a noise complaint.

I forgot about this thread.

I do not really want to say due to privacy, I am a bit of a privacy nut, but it is one of the ones along the inter-coastal in Brickell, which the view is basically the reason I rented it. It is a private owned rental. A bit pricey but I enjoy it, which makes it worth it.

About 15 years ago in Italy a judge dismissed such a complaint, ruling that such "natural" noises are an inevitable part of life. In any case, my own research, for my own purposes, also showed that, in terms of renting, downtown/Brickell is about as expensive as Manhattan, though usually more square footage per dollar in downtown/Brickell, while Manhattan buy prices are still higher for an average-size apartment, but even Brickell has sky-high prices on high upper-end luxury which outpaces any increase in square footage (e.g. penthouse with ocean view) which rival Manhattan's.

All the other variables, such as transport and taxation, also depend on one's own situation. My impression is that such articles and studies can act as general guides, but one must do one's own research based on one's own personal circumstances.

Yes, time-consuming and a lot of work, but, in the end, you know exactly - on your own excel spreadsheet - what you are talking about for your own purposes, as opposed to some third-party generalization for some vague purpose.

Luckily the management did not rule the yelling and the porn reenactment as "natural", thus issued them a warning, and later a fine as they did it again. Shortly after, they were evicted because they owned the condo and it got repossessed.

Since housing prices are driven by location, i do not think it would add to the price as even up in PBC, better apartment going for half the price of a Brickell apartment (and in TN where I lived, great quality for a third of the price); so if quality was such a factor in the price, this difference would not exist. It is just the developers wanted to cut corners as much as possible.

Difficult to lobby for such a thing, too many people against, plus many have no idea of such low quality, or just sum it up to "that is just how it is" because they never experienced anything else. Plus I never seen lobbying of other many other housing standards that get put into place by the gov.
