My husband and I are looking to move to South Fl from NJ in the fall. My daughter just moved to Sobe and I fell in love with it! Since I'm not able to drive, I love the "walkability" of it. The downside is that we will only be able to afford a 2bd there and my husband would like a bit more room. We also have dogs.

Can any of you remarkable people recommend other places in south fl with actual downtowns? We've been looking at Hollywood. I like the downtown but haven't been able to find anything in our price-range (we have to stay under $1900 the first year.)

You may want to try South Miami or Coconut Grove...both very walkable...or you may want to try North Beach on Miami Beach, not nearly as trendy as South Beach but still has the walkable vibe, and far less expensive. Also you can try Little Havana within walking distance to downtown Miami itself...or within walking distance to Miracle Mile and downtown Coral Gables, just for that budget you probably wont be able to find anything in Coral Gables proper haha.

If you are willing to go a little further away, then you could look into Delray Beach or Lake Worth which are in Palm Beach County.

Op there is a downtown that is rapidly developing and you might score something with your budget at midtown. Not Brickell but other older parts maybe for a two bedroom.

Miami right now is going through a rapid development stage and it is just nuts, I suggest a realtor at this point if you are not familiar with the area. Or better yet a short term lease place and then do extensive research.

Seriously, I just sold a house that needed at least 100k in work that was paid off for 180, folks sold the house sight unseen within 30 days for 250k we all closed at the same time.

Dad has a efficiency one bedroom that he advertised for 900 and in two hours he had a bidding war for the place.

My dad's phone is ringing off the hook and this place is at most 600 sf.

Miami is a car place so please keep that in mind.

Best choice may be to stay on the Beach. North Beach and Surfside are somewhat more affordable alternatives to South Beach and still walkable with decent bus service. The Beach is really the only place that you're in good company if you don't drive. It's also the most bikeable. South Miami would be doable too, but keep in mind many of those complexes are a hike to the Metrorail plus crossing US1 is a PITA. Perhaps downtown Coral Gables. The new Miami trolley service takes you to Brickell and downtown for free, and CG trolley goes up and down Ponce. Midtown also has trolley service to Biscayne and downtown Miami as well as OK bus service to the Metrorail--it could work out. Crossing 36st is a PITA, though. Downtown Hollywood is OK, but there isn't really much in the immediate downtown area, and the surroundings are quite car-centric.

$1900 and more than 2 bedrooms? That will be very very difficult to find. Why do you need a 3 bedroom condo??

Downtowns:
Miami Beach which is walkable for a lot of it. Not exactly a downtown but very walkable.
Downtown Miami/Brickell area.
Coconut Grove
Coral Gables
South Miami
Surfside
Ft. Lauderdale
Hollywood
West Palm Beach

But you are likely not going to find a 3 bedroom apartment for under $1900 in any of these areas.

They have a cute downtown.... and it's relatively affordable.

Also, Delray Beach has a super cute downtown.

Look up Sunset Place Mall, that is the area. There are condos around there.

Yeah Delray beach is very cute with lots of restrurants and shops would be more of a quaint touristy place.
