So I was told by a property manager whose post I had found on Craigslist that I have to pay the first and last month rent (plus security deposit) to reserve a summer sublet.

It seems onerous to me, but I've never been to Miami so can't tell if it's local practice. Does anyone know? Thanks!

I'd be careful doing anything real estate related on Craigslist. Loaded with scams. But beyond that, first, last, security is common for rentals. I won't rent my units without first/last/security. Is it different with a summer rental? I don't know, but I doubt it.

I'd echo about being careful about renting on craigslist. But I've rented annually in south beach, and the norm has always been first month, last, security. Additionally, my buildings condo / management company also requires a security deposit from renters ughh.

The deposits are the norm.. but as other said.. there is no way I would rent from craigslist.

First, Last & a full months Security Deposit is normal in Miami for rentals.

Orlando usually requires First Month's and only a Security Deposit.

When we rented our home (not a vacation rental) it was first, last, and 2 months total for security deposit. I was told it is because of the fraud and theft here. Please do not work with a person from Craigslist because of fraud and theft.

2 month's Security deposit is excessive anywhere even for Miami.

I'd say that there's risk all around on Summer rentals for both landlords and renters. I'd never rent my place for the Summer to someone that I didn't know, and the inability of a tenant to pay for most or all of it up front would particularly raise a red flag.
