I like this graphic representation of rents in Miami. By definition, half the rents in the area are actually below the median so you may be able to find something a bit cheaper, but it's a good way to conceptualize what a market rent is in an area.

I'm glad they use median instead of average. Average gets skewed by the high end values. Gentrification of Overtown, Allapattah, and of course Wynwood is pretty clear, though I wonder if they're not skewed high due to non MLS/otherwise advertised apartments.

They really need to fix the South Beach map! Fisher Island is an island not even drawn on the map. South Pointe should be where Fisher Island is on the map, and what they have as South Pointe should be Flamingo/Lummus. Although I'm assuming the actual values are for the areas outlined, even if they're labelled wrong.

Yeah, totally agree that the map bugged me as well. I wish they would have the option to display the whole county s well.
