is this realistic?

I am looking for a condo in brickell, downtown, or key biscayne but only for a 2month lease. studio or 1 bedroom with parking is preferred. I know there are lots of highrise condos in this area that are unoccupied and not selling. I also know this is the down time for miami. Any help would be great.

Also what kind of price and price adjustment should I expect? I saw a regular lease of exactly what I was looking for at around 1200 but that seems low.

You'd be pretty lucky to find something there for $1200. I'd be a little hesitant even if you did. Upwards of $1400-$1500 is about on par. One thing I've noticed about Miami though is most people will let you out of you lease if you either give 30 days notice, or find a replacement. This seems pretty common here--I guess because it's easy to rent something out quickly. Two months is probably too short to find something, but you may be able to sign a lease that will let you leave after giving 30 days notice. South Beach is particularly full of places that let you do this.

So I don't tell them I'm only going to be there for 2 months and then after a month tell them i'm leaving?

Do you know of any good listings websites for the area i'm looking at?

Yep, basically. Just make sure it says in the lease that you can leave with 30 days notice. craigslist.org is always my best source for finding rentals. Good luck!

Price wise, I don't know maybe not..But a two month lease, you probably will be able to find it. Maybe under vacation leases, I am sure some of those condos are rented out as vacation rentals. Just a thought.

those sites were very useful and I'm waiting for the prices to go down for off season?

just bumping this to see if anyone could provide some more useful info as I approach go-time

Prices will stay pretty consistent. Like doggiebus said, your best bet may be to get one of those "vacation rentals" since you're only going to be here a short time. I think those are generally pretty overpriced though. Try looking under "sublets" on craigslist and you may be able to get a good deal.

Bringing back an older thread since I am curious if prices have changed in the past year. I will also be looking for a shorter lease (4 months in my case) in the brickell/downtown area.

Any knowledge if the market has changed enough in the past year for short term renters to be able to lease in the area for 1500/month (including utilities)?

I also haven't been able to find subleases in the area and I've been scouring Craigslist and the sublet website for a month now. Are landlords incredibly nice and let people out of leases or do most places prevent tenants from subleasing?

Brickell would be great, but if I'm being pie in the sky with the price in Brickell, I'd better find out now and start looking at South Beach (Cougar Beach does a great job in selling its good points).
