Hi There,

Little background, husband is retiring soon (Army) and we are relocating to Miami (Kendall area) . We have lived in Broward County before, have family all over but prefer to stay in Kendall for work purposes (about 8 miles from work, can’t beat that commute!) We have 3 kids under the age of 9. We’d love to be in a safe, Family friendly neighborhood. Kids playing outside etc . We are originally from Puerto Rico, so we do speak Spanish! Finding great elementary, middle and high schools has bern a challenge. We are considering buying in Country Walk (Milon Venture, we love a house there as of right now) and the Hammocks. Any other recommendations or suggestions? Want to stay in the 400K range right now.

In addition to any suggestions from CD people (i lived in Miami in the late 70's, so I don't count), I would strongly urge you to contact a real estate agent. It costs you nothing, and they will be able to help you find what you need in decent areas.

Wow how ironic! I had a military family where the husband retired from the Army and relocated to Kendall area...just moved in to their new home in January..I went and got videos of the home and they bought it sight un-seen with a VA loan. A nice 5/3.5 with a pool on a lake for under $500k.

Best of luck in your search for a home, its a tough market in the $250k-$375k range..a lot easier in the $500k range..

Hey, please don't buy sight unseen, it's just too risky. If you're relocating here, you are likely authorized a house hunting trip, please take it.

I find my military clients usually are shocked by prices, and disappointed by upkeep.

Some of the new construction projects do allow VA loans.

If you're looking at rentals, please remember that the law requires that any landlord and/or association approves or denies your application within 7 days.

Haha. Very often, we have similar stories. With a good realtor, all the research we did, choosing a school first and being that we have 3 kids and two dogs and a bird to relocate....we have definitely have done this before. However, it was a rental (the one we live in now at California) and we LOVED the house even more in person. It's definitely not ideal, but it worked for us.

Hi, Ann! I agree. Even though we are already homeowners (we rent-it-out in another state) and are aware of the responsibility and expenses it comes with, we have decided to rent for a year. We have lived in Miami area before and have family there that we were able to send and see the houses, facetime etc, but its not the same. We want to take our time and maybe even bump-up our budget for the right house. We don't have a house hunting authorized trip, though usually we get there with enough time to do that... it gets tricky when you are only considering a few areas because of schools. May I ask if homes in Weitzer Hammocks are in a good area? Seems like there is a lot of crime there. What about homes in Kendall Square? Currently looking at a few rentals there. Thank you for the info. (was not aware of that). I love City Data!

Sorry, I'm not checking city data as often these days. I'm a big fan of facts, and when I am looking at homes, rely on crime mapping data.

This not only allows you to see what sorts of crimes are occurring, but where. For example, one previous area I lived in had a huge number of "thefts". Turned out that almost all of those thefts were construction tools, not exactly something that concerned me.

Spend the money and make the trip... much better to spend a few bucks and save yourself a potential nightmare. If you can't go yourself, get someone you implicitly trust to go and look and take video or facetime. Friend/family, etc. I've helped military do the sight unseen thing with a rental, but would be extremely hesistant to agree to that on a purchase.
