Just wanted to thank those of you who were helpful to me a few months ago when I was asking for advice on neighborhoods to look into:

You guys had me narrow it down to Brickell Key, Bal Harbour, Coral Gables, yada yada...

After spending several days down there looking at houses and condos I ended up making a few offers on houses in another place recommended to me (before the forums were split up?): Palm Beach County.

Ended up settling for a fairly large house in a gated community in Royal Palm Beach, I chose it based on a few key criteria:

1. The house is over 3,000 sq ft, new construction (2006).

2. Strict HOA to (hopefully) hedge property values. But, waiting for approval wasn't that hot.

3. Average property value in the community is about 400-520K and it's gated with manned security posts.

4. Everyone spoke English!

Honestly, I'm still in Chicago and I'm not moving in until Thursday, but I remember saying the Spanish language thing was not a big deal until I was dealing with real estate agents that didn't speak English and had this knack for time wasting. I NOW know what everyone means when they say they want to feel like they're living in America and if you're looking at Miami and don't have to worry about travel times, be sure to consider Palm Beach County, you may find nirvana there as well.

Thanks for the help City-data friends.

SO LONG CHICAGO!

P.S. While I was looking at houses we were rear-ended by an elderly driver, could this be an omen of more to follow?!

I hope you enjoy your new house. Just be prepared for the value to continue dropping throughout the rest of this year at least. Most people still think property values could go down another 20% before they botom out. That's on top of a 11-20% drop last year, depending on which part of South Florida you are talking about. Palm Beach is much better than Dade though.
