Happy Birthday young man.

Today's overcast day is refreshing.....good luck with your Eagles Sunday....I think I might finally be over a 2 week bug/chest cold that has been circulating in the area; hope to be able to smoke a cigar in time for Sunday's games.

I had that cold. It hit the end of Art Basel. First three days were awful. Worse than when I had COVID.

Yes it is nice now but unfortunately it’ll always get hotter again sooner than later. Will be back into the 80s again soon. There aren’t many cold fronts down in Miami like there used to be.

it stunted all my tomato plants....and I had to start them all over

How many of those were “part time” agents?….maybe Marc can provide some insight.

More importantly from the same article:

Prices appear to be holding, despite the slowing volume. The same report found the median price of single-family homes rose 1 percent in Miami-Dade, year-over-year, to $530,900. The average price of condos rose 5.5 percent to $374,500.

Meanwhile, in the irony of all ironies booming Montreal suffered price declines during that same period:

Most likely a functioning of inventory in both markets?

San Francisco, LA, Honolulu, Seattle and Phoenix suffered price declines in December….perhaps number of agents has zero correlation with real estate prices.

Miami is not immune to a correction; perhaps it will follow suit later than many other markets—but as of now, not yet and defying what is taking place elsewhere with some experts expecting that to continue in 2023.

No need to drag Montreal in this lol, it has nothing to do with what I shared. Prices cooled down because bidding wars were at all time highs during the pandemic, now it's balancing out. Rents are still increasing and the rental market is piping hot/has a lower vacancy rate than Miami does.

Miami is in the same boat, but it will be more painful when that market cools down due to father speculation, overvaluation and bidding wars will cool down. Like I mentioned in a previous post, Miami will feel pain at the tail-end of the recession/cool down.

Not sure why not…..it provides interesting and more perspective on how Miami fares against other US and North American cities (unlike the number of real estate agents and Miami’s still rising real estate prices, in which there does not appear to be a correlation)

Nothing goes up forever. There will come a time in the not too distant future when Miami will join the hangover party. Correct me if I’m wrong, but hasn’t Miami been at the forefront—rather than tail end—in past downturns?

Anecdotally, a few people in my building are/were part time realtors who wait tables. Perhaps some of them have decided to devote more time to their restaurant jobs (or maybe they found a “sponsor”…lol…and gave up their part time realtor jobs).

Yeah it was weird. After I got back from Miami, i had a day where I was weak & tired but not 'sick sick'. Then all of a sudden I had 2 days where I was way worse than the 4-5 days prior. Very strange. Took me about 6-7 days to feel normal again. My mom had it too and we barely saw each other the week prior .
