I live in Atlanta. I got a job offer in Miami. My wife and i are looking at homes in Kendall area. I hear windstorm insurance is pricey in Fl. Can anyone give me an idea of what windstorm premiums will be in the Kendall area ? Thanks.

It depends on the house, so its hard to answer this one, but we live in East Kendall and ours is $4200 a year and I heard it will be raised in 2010. A friend of mine Roswell, pays like $400 a year its a huge difference.

Big difference between 400/yr. and 4200/yr. Now you really got me thinking. How can one person pay 400 and another pays 4200 ? I would be inclined to call his agent. Since im being hosed for an extra 3800/yr. with my guy.

I have an investment property in Pembroke Pines & had someone do a Windstorm Mitigation Inspection & my insurance policy went from $1900 to $1200. They check the roof, shutters, etc. I paid $150 & it was well worth it.

The $400 is in Atlanta, used my friend as an example since you live in Atlanta. What are you paying in Atlanta, probably under $1000 a year. $4200 is what we pay in Miami, which isn't far fetched. I had that inspection thing done, it went down, but not by much, and I hear our rates are going up next year again. FYI, your car insurance will double. Friends of mine moved last June to Atlanta from Kendall and their car insurance dropped in half, so if you are moving here expect double.

Does 4200 include all your home insurance. Or is that just for windstorm ? OMG, please tell me that you dont have to pay additional for fire and theft coverage.

Yes that includes everything for the house, we bought flood even though we are not in a flood area that was only like $300, better to have just in case since its so cheap. Our car insurance isn't in that $4200, we pay $3500 for two cars, we are switching one to a cheaper company hoping to drop to $3000 a year for the two cars.

$3000/yr. for two cars is high. Dont take this wrong. But do you or your wife have speeding tix or an accident or is this the going rate for all drivers down there ? Wow, maybe i should stay put and you should move to Atlanta.

$3000 for two cars is not high for South Florida standards, sadly. We just have higher rates in South Florida, a lot more risk. Many people do not carry car insurance for many reasons here, one being the cost is so high usually.

We are actually thinking about moving to the Atlanta Metro area, funny you mention that, we have a trip planned to see Atlanta again. I know the friends that moved to Atlanta last year, all their rates dropped compared to South Florida. I would love to move to a place were my HOI costs a third of what I pay now, or my car insurance drops in half.

Im wonderwhy FL. forces windstorm insurance. I lived in Ca. for a few years. And they do not force EQuake insurance out there. And most people do not carry it. Since its pricey. Also, i dont think Hawaii forces windstorm insurance. Maybe because so many claims have been filed in FL. ?
