I know there are plenty of McMansions in West Kendall and way out west *now*. But, as traffic gets worse and these baby boomers' kids grow up and americanize and look for independence, these people will look to down size and to have a smaller property where they aren't trying to cool a massive house and have zero yard maintenence. So, they will probably move closer to the coast and opt for high rise living on Brickell, for example.

I think these upscale properties on the fringe will age and in time very few people will choose to live in the Everglades/Way West Dade due to flooding, horrendous commutes, high gas prices and just the zero lot lines and box after box style of housing on top of one another. I think a lot of these properties down the road will be subdivided and turned into rentals...thus becoming the new "ghetto" while the current ghettos are revitalized. Remember, those displaced residents will have to move somewhere... Maybe this won't be in 10 years, but within 20 for sure.

I was under the impression that our acquifer is going down for several reasons and not just because of drought. I think it is the increased demand coupled with the drought. I don't know if Lake Okeechobee's level affects the ground water level here in Dade County, but I am aware that they keep the lake artificially low because of the levee concerns as you stated.

I nice development in Park West would be great for downtown and the city. For the first time I rode metrorail from downtown Mia to downtown Dadeland the other and it was great. They should expand it all over Dade and Broward counties! By they way the downtown Dadeland development is really nice.

Not a good idea. If anything goes wrong, wave bye bye to the Florida economy. A spill would immediately throw the tourism driven economy of Florida in to a depression, and as you're aware, tourism related jobs are the largest employers in the state. Other states would capitalize on the fact that Florida waters, "aren't safe" and contain oil. This is only a disaster waiting to happen.

Big oil doesn't care about Floridians and there's no reason to give them the waters off the coast that the state thrives on.

There's also reports that oil off the coast of Florida is a negligible amount. By the time it's all said and done and rigs get put up, it'll be years later. I would much rather be driving an electric car (which we have excellent technology for and HAS been produced and driven before, but was killed by big oil and the auto industry) as well as see mass transit increase considerably.

Giving big oil a license to run buck wild and exploit Florida's economy and ecosystem spells disaster.

I agree about developing casinos. I'd like to see them developed in current ghettos by downtown so things could get cleaned up. Plop them down in Liberty City, Little Haiti and Allapattah, and put Metromover or rail links to them, and then out to Miami Beach. Guests could take the Metro out to the beach, this way they still have easy beach access, yet downtown gets spillover benefits and the ghettos get cleaned up.

i heard that the oil off shore in the gulf isn't nearly enough to support this country. I think they said that the oil would only have the potential to support the US for about 2 weeks. so there is no point in wasting the time and money to start drilling.

Since Mia is tourism-oriented,it is the ideal city for true care about the environment.

How about a prototype ship which will clean the coastal waters ..?

Sadly, I think Miami will be hit by anothet major hurricane within the next 10 years. This will set the city back several years and homeowner's insurance and taxes will continue to go higher.
