Hi everybody,
We are a young couple looking to move to Florida from NJ this year. We like what we see in and near Aventura. We are in the process of looking at homes online right now and are noticing that most are offered as sub-divisions. They generally say to call the agent for association fees and whatnot. Is this common? And does anyone know what kind of a range these fees are in? Also, what are property taxes like? And raising children? Is Aventura a good area for that? Any advice will b greatly appreciatted.

Aventura is a very nice area. Probably one of the few Miami-Dade's cities that is still desirable. The proximity to shopping malls, the beach, both Ft.Lauderdale and Miami makes it very attractive. However, get ready to pay high property taxes. I am not sure if this is true or not, but I've heard several times that many Argentinias resided in Aventura.

My understanding is that the schools are good there. South Beach would be a more interesting place to live (if commuting is not an issue), but I wouldn't raise kids there.

There are alot of Argentinians, Colombians, Russian, French, Isreali, but they are all still minorities.

The Aventura area is very nice. It is suburban, but not in the traditional sense because most of the city is made up of midrise and highrise apartment/condominium towers with tennis courts, pools, gyms, and other amenities for their residents. Due to that the real estate market is flooded with inventory, it is definitely a buyer's market and prices have come down quite a bit. Though there are some nice areas west of US1 that are made up of single family, detached homes, those homes tend to sell for $500,000+. Even if your budget will permit that, I would still advise you to consider townhomes and/or condos as well due to the amenities that these communities offer. Association fees can range from $100/month to well over $1000/month depending on the square footage of your condo/townhome/home.

The elementary schools in Aventura (Highland Oaks Elementary and Aventura City of Excellence Charter School) are very well-regarded, so if you have children, you will not have to worry about the schools.

Regarding taxes, some people think that they are high when compared with other areas in the South, but coming from NJ they will not be surprising to you. I believe the millage rate in South Florida in general is lower thant that of most NJ municipalities.

How much are the high-rises? Maybe a 2bdrm or 3bdrm?
