I'm currently exploring mobile home living and am in the process of exploring all the different potential options from renting lot space in a park to acquiring my own land. Right now, I’m leaning more in the direction of acquiring land for this purpose and would like to put a single-wide on it.

Unfortunately, many townships tend to have cumbersome zoning ordinances which often preclude the private placement of mobile homes. The challenge seems to be finding municipalities that have no or very few zoning restrictions. Does anyone happen to know of any such place in the state? I’m open to just about anywhere in the state, except the tri-county area where such townships don’t exist anyway.

I live in Gladwin county.

I think in our township (Bentley) you can put in single-wides if they code and you have 200 foot of road frontage.

The more I thought about this, we drilled wells in both Midland and Bay counties for people who put in single-wide homes last year.

There is no place in the US without zoning laws .

But Clare county allows for manufactured homes on property as well.

Van Buren county. There are several mobile homes near the state campground.

Ionia county has very lax zoning laws. I grew up there, and as far as I could tell, people could plop a trailer pretty much wherever they wanted. They once tried to pass a more restrictive zoning law, but it was defeated.

Ionia county might be a very good option for you... the west end of the county is only 20-25 miles from downtown Grand Rapids, and the east end of the county is an easy commute to Lansing. It's a "good" combination of having a lack of zoning, yet being close to major cities. A lot of the other counties that fit your criteria are probably going to be in the middle of nowhere.

Geneva Township, Van Buren County. Its not a bad place, either.

Is that near the airport? That is the area I have seen mobile homes.

Except Houston Texas. They have roller coasters in residential neighborhoods, beer can houses next to town houses and shooting.ranges next to propane dealerships.. kinds a fun place to visit.
