Husband and I have 10 acres in Mason, Mi that we intend to build on. We were given the home plans of a family members house we would like to build but were only given one set of plans. The plans are 25 years old therefore getting additional copies from the company may be difficult. Are we better off looking for other plans or is it possible to create additional copies? The other idea we have is to build a Menards "Kit Home" ( G34077 - The Montclaire at Menards ) Mostly as we already have a number on the material costs to build. I have had a hard time finding other homes with only material costs as husband is building the home, (ie, no labor costs) so we know what we can afford.

Plans are usually copywritten, so you could face legal issues if you build that home without the consent of the person who did the plans. Because it's been so long, that is probably impossible.

Your best bet is to either go modular or buy your own set of plans for a home that you like. You can find them online, and they run anywhere from a few hundred to a few thousand. You'll get a full set of plans, including electrical, hvac, etc., and they will be guaranteed to meet local/state building codes.

My only issue with a random set online is I have no way to know how much it will cost to build. Since I have a certain amount of money saves and similar houses can vary much in price that makes things difficult.
