I have seen a lot of people complaining that their property tax is outrageous. Is this only in Detroit, or is it a statewide problem. Are property taxes way out in the county cheaper?
There are a lot of repos all over MI, but i am more interested in the UP area, away from city limits. How are taxes there?
Just wondering...

Property taxes tend to be high in cities with great schools and in Detroit. they are somewhat lower elsewhere. Expect to see increases though as Lansing discoveres that their funding for pork is drying up.

I would guess counties vary also. Maybe some examples are best.
I'm in a smaller town and city and county taxes on 100k are around $1,100 a year.
How does this compare?

the State provides this calculator for property taxes in specific municipalities:

A $120,00 primary residence in Traverse City has property taxes of about $2165/yr

In Lansing, the $120,000 home = $2757/yr

In the UP's village of Ontonogan = $1734/yr

It can vary within a county a lot, too. My mom pays about $2000 a year, and my aunt pays only like $900 a year. They are about 10 miles apart in the same county. Different townships.

Holt has a 44.3 mill rate which seems pretty high to me. I pay over 4K in taxes a year.

My property taxes were I live(Jackson County, Grass Lake Township)are somewhat high I believe. I own what I consider to be a medium size home at 1,500 sq ft. I have an acre and a half on which it sits. Wooded, to the south of town and quiet. I added on 600 sq ft of livible space almost four years ago. That should give you an idea how big it was before. Prior to that my taxes were a little over $1,800 a year. After I finished expanding, they shot up to over $2,300. Up until four years ago, there was alot of building and selling going on. A desirable location! Our property taxes are tied to the market conditions of the particular area in which they are located. If your taxable value(determined by the local tax assessor)has not caught up with your assessed value, or state equalized value, your property taxes may still go up. I believe that sometime within the next 12 months you will see a movement to alter or change the law concerning the property values and how they relate to taxes. Remember this, property taxes are in the top three for revenue generation in the state. It's what provides the services that we want. How much can we all bear? As for up north, I own about an acre and a quarter just outside of St. Ignace on Highway 2. I have a driveway and a garage. No electric, water or septic as of yet. I purchased this about five years ago. I paid $23,500. Way to much but at the time the market was high and it seemed reasonable. I pay a little over $300 a year in property taxes. Property in the North is cheap for a reason. There is little in the way up there for economic boom! It is in my opinion a vacation/retirement destination. If you are looking for good deals, look up north but watch out for the difference between the properties taxable value and the assessed value. It can be alot.

I have heard that the property taxes that are listed on the actual house listing can be negotiated if the home is your primary dwelling. Does anyone know about this??

The rates will be different depending upon if it's your primary or a secondary residence but the rates are set by the taxing authority. The only 'negotiation' is the recalculation depending on your situation. At least that's my understanding.
