Thanks in advance to all who respond!

I'm in the market for a second home or property (warmer months of the year) on waterfront in the western Upper Peninsula. Waterfront as defined by Lake Superior or connecting waters. I've owned lakefront property before in the lower peninsula (Lake Huron). Also, I went to college in the UP so I have a feel for what I want.

My issue here is I'm searching remotely from Indiana via the internet and wish to figure out what waterfront property is actually selling for. Zillow has sold prices but I can't say I trust that information since I believe it is supplied by Realtors and much of it isn't current. I haven't consulted any real estate people in the area yet because I'd rather work with a non-biased third party source of information. Based on prior experience, I'd like to do as much as I can outside of local real estate agent influence.

What is the best way to go about finding out this information? I appreciate any and all assistance!

I currently have a lakefront house for sale by owner on Wixom lake in mid Michigan. I use Zillow for my listing and find the info quite accurate as compared to Realtor.com used by agents. Agents have a way to relist a property as new if it sits to long on realtor.com to generate more interest, where as Zillow the daily counter is always running.As far as sold properties I think they get the info from the county register of deeds for that. Maybe in a slow selling area the info doesn't move as fast.

I'm not a particular fan of Zillow (their Zestimates can be very misleading), but I have found that their sales price information is quite accurate. Many communities have assessment information online so you can oftentimes confirm the sales prices that way. Most communities in Michigan that have online access use BS&A software for their online assessment records. Check the "Sale History" area and you will likely find that the sales prices match up with the figures reported by Zillow. If the particular Townships or Cities that you're looking at don't provide online assessment info, you may check to see if the County provides online information for recorded Deeds.
