Lakeside Mall is in Sterling Heights and Partridge Creek Mall is in Clinton Township.

Is this a serious debate? People don't usually compare Troy with Utica. Troy schools are continually ranked in the top 5 districts in the state. There is little property left, so housing prices are not as effected as they are in areas like Utica where they still have new construction.

Traffic? Drive from Troy to Utica via M-59 at 5:00. You'll see what I mean. If you live and work in Troy, it is easy to get around. Michigan left turns and timed traffic lights keep the flow moving...as long as there isn't construction.

You would get more house in Utica.

Both areas are diverse but in different ways. Troy has a large asian population. Utica has a monstrous middle eastern population.

Troy is more white collar, and Utica is much more blue collar historically.

If I could choose, I would live in Troy west of Livernois.

It all depends on what you are looking for....

It sounds like people are confusing Utica with Sterling Heights. Utica is a small city (2 square miles) surrounded by Sterling Heights and Shelby Twp. Utica and Troy seem to be an unlikely comparison so I'm guessing that Sterling Heights and Troy are being compared.

Or is this more of a comparison between Troy and Shelby Township? Shelby Township used to be referred to as Utica a lot. I'm one of those anti-Macomb (and anti-north of 59) people so I'm not going to recommend Shelby (or Sterling) really at all, but objectively, they're both nearly perfectly unoffensive places. Shelby does have a lousy commute to Detroit, though; it's too far north.

Troy has other school districts, too. Warren Con is roughly south of 16 Mile and east of John R, and is considered much less desirable. Strangely, south of 15 is actually zoned for Mott High. Oakland Mall is actually in the Lamphere district. Troy also sits in the Royal Oak (nothing special), Birmingham (possibly better than Troy), Bloomfield Hills (ditto), and Avondale (don't know anything about it) districts.

Agreed, this is apples and oranges.

Troy is a relatively affluent part of Oakland County while Utica is a much more rural part of Macomb.
