Here's what Im looking for.

$150,000-$200,000

Either on a lake or close to a lake (walking distance perferable)

Not to far 30 miles or so from a place like Grand Rapids or Lansing. Is anything like this possible?

If not, anyone want to toss out some nice towns where this IS possible (if it is), regardless of location?

Portland puts you between GR and Lansing on I-96. As for near a lake, would being near the Grand river, with dams and fish ladders satisfy your lake requirement? Are you looking for fishing, boating, canoeing, beach...? The city of Portland and the surrounding areas gives you lots of river access. A small town with an excellent rivertrail system that is well maintained. A charming downtown. Property from new built homes, condos and apartments to homes in the historic category to arts and craft, WWII suburban homes, and charming modern to solid 100 year old farmhouses just outside of town that offer a country setting minutes from I-96. This area puts you about 3 hrs from Chicago, 90 min to Detroit, an hour to Lake Michigan, 25 min to Lansing and 30 min to Grand Rapids.

Well Haslett, Lake Odessa, Crystal, and Yanke Springs are towns near Grand Rapids and Lansing near/ on a lake. Although I wouldnt be able to tell you how well these places are. Although I do hear good ratings by many northern michigan towns on the lake... ( near the tip of Michigan )

Try Gun Lake. A big lake between Grand Rapids and Kalamazoo, only 25 miles to each city.

I was raised in Lake Odessa. It's a great small town if you're into that kind of thing. I, being a city person, hated it. But, they are building condos right on Jordan Lake, so you'd be right on the lake and walking distance from downtown. And I will admit they do have a great community atmosphere there.

Default It's possible in Holland!

Actually, Park Township and we couldn't be happier!
We did it for 160K. We can walk to Lake Michigan and we have almost an acre.
Gorgeous area and affordable too.
Very short drive to downtown Holland and shopping on hwy 31.
Approx. 25 miles to Grand Rapids and Grand Haven.

My advice is to start looking on realtor.com look at zipcode 49424
I like the listings on yahoo real estate a lot better even though you have to register.
They all have a lot of good pics and the information is better too, such as how long the property has been on the market.

How many months are lakes usable in Michigan on avg? I don't want to freeze my arse off in the water but I can deal with a bit of a chill at first.

My folks live on Lake Macatawa in Holland.

Usually Lake Michigan is swimmable for 3-4 months. This year was much cooler than average and we didn't go in the lake till the July 4th weekend.

A few years ago, we were swimming in Lake Michigan in October, it was 83 degrees and the water was like 64 degrees...the State was putting up snow fence that day! This is pretty unusual though.

Our boat and 2 Sea Doos has been in the water since April 15th. Normally we take the Sea Doos out last weekend of September and the boat the last week of October.

Also please keep in mind that it takes much longer for Lake Michigan to heat up than it takes for a small lake (under 360 acres) to heat up.
