Downtown and old town are good as well as moore's river, and a lot cheaper. Okemos is overpriced and boring!.

... like, say, Detroit (no, the Q-Line doesn't count as real Light Rail... It's a downtown streetcar/tourist attraction). That said, I could see a light rail line serving these areas, esp serving MSU with heavy numbers of car-less students. Canada has cities Lansing's size with LRT. I'd like to think the USA is becoming more enlightened transit-wise.

... now, back to the thread topic: I second the areas east of downtown: EL (especially a quiet, older family/owner-occupied area like Glencarin, or the newer outer areas of EL like North Hagadorn or NE of there (if you can afford it; some $1M homes are popping up there), Okemos and Haslett are all very nice fam-friendly suburbs.
