I am moving back to MN next year (yay!) after spending several years in Dallas. I plan on going back to grad school and would love to invest in a duplex or triplex within the next year. Any investors out there with advice on good markets in the MSP area? I am not necessarily concerned with price, but occupancy and rent/expenses. I want it to be in a safe neighborhood as I would be living in part of the property. I would like to have it a reasonable (15-20 min max) drive from school which will hopefully be in St. Anthony. All comments appreciated!

I have no first hand knowledge of this, but a friend of mine owns a number of multi-family buildings in Minneapolis. He tells me that they have been more difficult to rent the past couple of years and rents have been very stagnant. He believes the reason for this is that people would rather rent one of the large number of single family homes that have come onto the market because of foreclosures and a generally slow real estate market over an apartment or duplex.
