I've noticed a lot of homes for sale around this Hyland Park nature area-- is there something wrong with it? Development coming in that I do t know about (light rail etc.)?

I'm considering moving close to the big Hyland Park area in West Bloomington. Is west or east of this park better? The backyards seem smaller on the west side so I'm leaning toward the east side of the park. The only problem with the east side is the train tracks. Do you think those would be an issue? I also noticed a lot of twin homes on the east side- do you think that reduces the value of homes in that neighborhood?

There is nothing wrong with this area. Perhaps it's just a lot of baby boomers that are on the verge of retiring and want to move into something smaller. West Bloomington has gotten older over the years, but I wouldn't be surprised if young families start to move in since housing is generally cheaper than Eden Prairie and Edina.

Both the east and west side of Hyland have nice neighborhoods. The neighborhoods right by Bush Lake to the west are generally very nice. Same with the neighborhoods by Hyland ski hill to the east of the park by Lake Normandale.

Not sure about twin homes however.

Which streets are you considering in this area?

There's nothing wrong with the area as far as amenities or crime. Most of the houses are 1970s-1980s vintage, so I'd speculate the original owners are downsizing for retirement. And a lot of the houses might have dated finishes if they haven't already been remodeled.

If you're commuting any distance, your options are I-494 or US 169, which have some of the worst traffic in town.

It's possible it might be upgraded for commuter trains many years from now, but I wouldn't worry about the railroad tracks right now. It has a 10mph speed limit and only two trains a day.

I agree with mdcastle. I think older people are starting to downsize, as many of the homes in West Bloomington are over 3,000 sq ft. But definitely nothing wrong with the arwa. My wife and I have lived here for over three years and love Hyland park for our kids. Unfortunately, one of our jobs moved downtown so we're moving back to the city. Our house is close to Hyland if you're still in the market. We also did a lot of renovations so its not 80's fabulous like when we bought it. Wherever you end up, West Bloomington is great. Very quiet, lots of parks and little to no crime. Good luck with your search!

Recently been showing in that area, buyers ended up in eden prarie. Their reasons for not buying in west bloomington were: older age of house, noise, smaller yard.

Twin homes on the same street that are not kept in good repair can bring down the value. But a single family home that looks they're having a garage sale year round can also bring down neighborhood values-it's all relative.
