Im looking for jobs back on the east coast. but while im here, i need to look for a new place. since i had 2 kids of my own, its just not enough space. I dont want to sign a 1 year lease and then i get a call for a job. Has anyone here ever had to break a lease due to a new job or other reasons?

you could always try asking for a month-to-month lease, or if they won't go for that, a six month and then month-to-month. We haven't had to break a lease, but we scored our all-time-favorite rental from someone who was leaving before her lease was up. In her case, the landlord allowed her to sublease the place; we still had to put in a formal application and be approved by the owner, but basically she moved out, we moved in. It might be worth being upfront with any prospective landlord and ask if they would allow a sublet situation if the need were ever to arise. although if you think you'll be moving in less than a year, the hassles and expenses of moving might be enough to justify just sticking it out and living in tight quarters for the short-term.

If they dont let you do month to month. See how friendly they are to letting you sublease if you have to move. Make sure liability is transferred to subleaser.
