Input, anyone? I though I saw an article in the Minneapolis Star Tribune alluding to a possible buyer's market.

The article indicated it was possible by like 2020 or something. We just bought a home and sellers are still sitting pretty in most cases from what I can see. Things may have slowed a touch in that aspect compared to 6 months or a year ago, but a touch aint much in the real estate game.

The Star Tribune talks just to hear themselves most of the time. Like all media outlets these days they have a whole lotta space to fill.

I am seeing sold signs in yards within a week or two of signs going up in my part of Woodbury, too. More often than not.

Yeah, the only homes I don't see sell like 2 days after the signs go up are ones that are ridiculously overpriced. Well, *more ridiculously overpriced* than normal, I guess :P

Just to give a data point to the discussion, we sold our apple valley home for $440k (full asking), but it did sit on the market for 20 days (which statiscally is average in this market). The showings did seem to slow down post 4th of July however. From what I've experienced in both the twin cities and my new market, it's a tale of 2 markets in a sense...nice stuff that goes immediately....and everything else which can sit for several months until there are large price corrections.

The market in that price range is a lot more rational/reasonable, and slower for obvious reasons (much smaller pool of potential buyers). Homes in that range tend to be much better maintained and updated, though not always.

It's the entry level $200-300k that's absolutely slammed right now, especially homes in move-in ready condition. When we were looking around we were absolutely shocked at how many homes in that price range were total dumps.
