I’m a single mother who recently dealt with a slumlord who long story short gave me an eviction. out of all my 30 years of I’ve never experienced anything like this. I have an 11 year old daughter & an 18 and 21 year old sons who both work 40+ hours a week. I’m looking for any place to rent, 3 bedrooms preferred. full disclosure I do have a UD but I’m will to pay an extra deposit or first and last months rent. we are a really clean and respectful family and would take care of any property. We are in Minneapolis

To answer the question, I personally have no idea how to find a house or apartment to rent with a UD. My understanding is that having a UD is comparable to trying to get approved for a loan or a credit card after filing for bankruptcy. It seems that the system in place has made it very difficult to get around this. You’re basically SOL until a few years has passed, outside of convincing a private owner to rent to you.

Does UD mean "unlawful destruction" of property?

No...it’s Unlawful Detainer...meaning they didn’t leave when the landlord evicted them so the landlord had to get a court order to have them removed from the property

Quote:
Eviction is a legal process by which a landlord may terminate a tenant's right to remain on the rental property. Ultimately, the tenant may be forcibly removed from the property by the sheriff or other law enforcement official; however, doing so requires a formal court order.

A clarification. The eviction is not separate from an Unlawful Detainer. The UD is the court process of eviction, which can be for a number of reasons including, but not limited to, non-payment of rent and lease violations. Landlords, especially large ones, don’t ask someone to leave and then get a UD if they don’t but instead go straight to the legal process to cut time delays and preserve their rights.

More detail on UDs here. https://www.housinglink.org/List/MNevictionprocess

The recent change to Minneapolis city ordinances prevent landlords from rejecting applicants for a number of reasons including evictions more than three years old. https://bringmethenews.com/minnesota...whats-changing

To the OP, if you are homeless or in danger of becoming homeless, I suggest you contact Simpson Housing Services for advice and assistance. Good luck to you. https://www.simpsonhousing.org/our-programs/need-help/
