I love looking at income maps, and one thing I've noticed is Edina really stands out among first ring suburbs. I am not talking about the history racial covenants, I am talking about the overall wealth and income of the area. Why hasn't it declined as houses age and newer styles becomes fashionable?

Take a look at this map. It shows the percentages of white people based on income. What stands out to me is how almost evey other first ring suburb isn't as wealthy/high income. Why did Edina get the lion's share of this generation of development? With the exception of Mendota Heights (totally physically disconnected from the city), Edina is the only one. And it's not just a little more than others, it's really unique among cities that were developed at the same time.

The area of southwest Mpls is very nice and blends right into Edina and being older stock of homes. Same neighborhoods sell and tear down/rebuild often. There’s two very nice country clubs in Edina. Lake Calhoun, Harriet, and Minnehaha Creek had to have played a role in this. Water means wealth everywhere.

This. It is only natural that the suburb geographically connected to the wealthiest section of the city ends up being wealthy too.
