My son just closed on their first house. It is a complete remodel as the house had some water damage. The remodeler gutted the house, and began the build out. My son through their realtor became aware of this house and immediately became interested. Long story short, it looks like the remodeler ran out of money, there are alot of little things that I would consider unfinished, or certainly not of the quality that would be needed to sell the house. The problem is that the kids have already closed before all these "little things" have been completed. Shouldn't the realtor have been advising them to hold back some money to make sure these things got taken care of? What is the realtor's responsibility?

The realtor has no responsibility. Sounds like your son may have gotten a lousy one. I can relate.
