OK, so my family is PCSing to Keelser this fall and we are looking into housing North of I10. (Coming home after 5 years of being in NC) I have seen information for Palm Ridge, Wool Market, and Traditions, but I was wondering if there are any other subdivisions that we should also be looking into. Our budget is $150K. Please feel free to offer any input about the areas mentioned and whether or not living there is doable on our budget.

You can go to realtor.com, type in your price range for both Gulfport and Biloxi separately, and then sort the findings by showing them on the map. There are tons of homes north of I-10 in your price range.

If you can afford a house there (150k might be close) and don't mind a strict HOA, then Tradition is a very nice place to live and a very interesting little 'Master Planned' community. Not something seen very often Mississippi. It also features one of the best schools in the area if you have kids. (warning - It's private and I'd imagine on the pricey side)

There's a couple nice communities in Wool Market. One of which offers very nice size lots not too common to the area. Look up Shadow Creek and Clear Springs. However the drive to Keesler from Woolmarket can reach 20+ minutes.

Keesler also features nice (off base) on base housing. Not sure what the cost ratio would be for on base VS BAH. I hear some people say it costs more to live on base and some people say less...

Thanks! Our daughter will be 1 in January so we really don't have to consider schools for a while, but since we are thinking we may be in the area for at least 4 years, she may be starting school before we leave. And who knows, after the hubby is finished with his military career we may be back. Since he only has 12 years before he can retire we will most definitely have kids of school age.

I think that 20 minutes might be his limit. He doesn't want to live too far away from the base. As far as BAH goes, based on a website I found it is at least $1000/month, depending on rank and dependents of course. Based on the quotes I'm getting for insurance, I am thinking we should be able to stay beneath that with the mortgage, taxes, and insurance, but utilities and the like will be out of pocket.

Once we move, our income will be cut in half until I decided whether or not I will be joining the work force again, so I am definitely not trying to get in over our head.

I'll take a look at those subdivisions though. Does anyone have information on Westin Homes and Adams Homes? They are building in the Palm Ridge and Coventry subdivisions.

My company does a lot of mortgages for Adams Homes. They always seem to build a quality home and offer great customer service. You don't get as large as they are or stay in business as long as they have by cutting corners. I can put you in touch with one of their realtors if you like. Just message me.

the cheapest homes in tradition are about 170k, and thats for about a 1270 sq foot home, I am not familiar with the other areas though. goodluck!

Traditions is very nice. There is a new bypass out that direction that opened not long ago off I-10. I took a drive out that way and there are some fantastic homes in that direction! The bypass is a big plus if you are in Biloxi or Ocean Springs and need to get to Hwy 49 to travel North or if you live out that way and are coming South toward Biloxi, Ocean Springs, etc. and don't want to go into Gulfport...it cuts off that whole corner. If you have school-age children, I was told to stay away from North Gulfport's schools...don't have any solid facts or data, just the opinions of others.
