The people who say it's a war zone are most likely to be the racists.
There's more to picking a place to live than safety. There are tradeoffs. A lot of people appreciate being close to more entertainment, cultural activities, sporting events, etc. And a lot of people don't want to spend 10 hours a week in the car just going to/from work. For most people, that's worth the infinitesimal increase in risk that comes with living in the city.
I actually decided with Sentaobia, MS. Dont want to be in an area to get annexed. I am looking forward to being in a rural area...not the city by any means.
From what I understand Memphis has limits on what it can annex. Arlington, Lakeland, and Collierville have their own gov't and their own own annex reserves, not tied to Memphis at all. Atoka and Oakland aren't even in Shelby county. DocumentView.aspx?DID=44 for map of annexation areas
Nothing wrong with Senatobia (except that pesky income tax) but don't want you to jump into something without having cleared up any misconceptions about some of the other Memphis burbs.
there is so much information on memphis suburbs that i would think anyone could locate information on those places, what they can offer in lifestyle, some feeling for urban/rural mindset, sense of community, and what have you. sounds to me that northwest ms is really where they want to live, regardless. i would not do it because of the current and anticipated industrial and manufacturing plans for this area. also, the casino traffic, the planned development already approved by the ms legislature, and some other problems which are going to directly involve traffic patterns.
as for atoka, munford, covington, eads, hickory withe, oakland, piperton, rossville, and others, again, major traffic changes and development, both industrial, manufacturing, and housing development has started already, more is coming shortly, at least two major economic manufacturing and industrial developments are, yet, to be announced. the millington area, though it is going to get a good deal of small development, it will also get convenience traffic, and those who are looking for small farms, small packages on acreage, etc., that area is going to end up being sandwhiched between the anticipated development in northeast shelby county and the areas north of I-40 and the named development in haywood county. the haywood development, of course, will take up a great deal of acreage, as announced, but that site is expected to draw at least one occupant. the county, tva, and the state are banking on several developments, w/in the next 3 to 5 years. there is one company, which bottles artisian water and other products, has expressed more than a passing interest.
it is no secret about the piperton-rossville-marshall county, ms development for housing (i think 10,000), but this is a phased development. also, the finish of the outer belt loop, and the proposed planned metro growth of commercial development. for those interested, a pdf document re: the mpo can be found on the internet, a good deal of it; however, is outdated.
memphis proper extends to the fayette county line, although the annexation area is rather a small strip. arlington has the north side of I-40, and collierville has its' annexation area next to memphis'. consequently, if one is employed in the cbd of memphis, it is slightly more than a 25 mile drive to get to the fayette county line. someone wrote about the advantages of living in lakeland, which, to me, is really memphis proper. as of the present, lakeland isn't as it was a few years ago. it now has over 12,000 residents, so, not much of a residential community.
i think bartlett is a decent place, that seems to be overlooked, when it comes to recommending a home for the memphis newly arrived. too, another mentioned marion, ark. it seems to be a decent place, but i would choose ms over ark. i know marion is growing, and, imo, is a much better living option than w. memphis. i just don't think that w. memphis is an attractive city, overall. senatobia would have lost out to hernando, if i had to make the choice from those two, but best of luck.
has anyone noticed all of the attention that memphis is getting in the news that is flattering? also, all of the money that is suddenly being poured into the city. some of it quietly, and some of it not. a direct line to the white house? huh? bloomberg's gift? gates' foundation, kroc, and some others for the arts. i think b.o, has a direct interest in memphis because of the upcoming presidential election. other political favors to be done economically, as i understand it. more government intervention.
I absolutely adore Hernando! We moved here from the northwest and I was anxious and did not know what to expect but I really love this little town. We are far enough away from Memphis to not feel too big city...but close enough to enjoy the perks that come with a big city.
Hernando is charming with a darling city square with cute little boutiques and a nice showing of locally owned restaurants...and only growing in that respect.
Good schools...several awesome parks...awesome Farmer's Market on the square. We just got done with summer concerts on the square every Thursday in June. Then every Thursday through out the year the Banjo Pickers are out playing at the local museum. The A-Fair every May along with a multitude of other events throughout the year...plays and musicals put on by Kidzu and Kudzu at the High School Performing Arts Center
I have been all over the area North, South, East, and West and have never once regretted locating to Hernando and while I enjoy some of the surrounding towns I am always happy to come back home to Hernando.
