That's the right attitude. At least you're not buying in an HOA neighborhood and then trying to change the rules, or just ignoring them. I've never been sure why people object to HOAs ... it's fine if you don't like the restrictions (or protections ... it depends on which side of the fence you sit); the simple solution is to buy somewhere else if you don't like them, but there's no reason to complain about their existence.

As to trying to be helpful here is something that is a bit far for commute, not showing up on MLS, but I saw it offered on FB for $290k as of Nov. 1st: https://www.zillow.com/homedetails/2...77974995_zpid/

I like that shop and the vinyl siding is a big plus in the 'Sip! I'm sure if someone from SoCal clicked on that link, they would have a heart attack at the cost of housing we have.

At any rate, thoroughly investigate the elevation of any home you buy south of I10 as that will have an impact on insurance. I'm not implying to not buy south of 10 as I know people who live on the Biloxi River and love it, but be double-dog-sure it whatever you buy is at the proper elevation.
