Memphis is becoming a huge logistics city. The southern I-269 loop is looking like a genius move for Mississippi.

Yes, and I-269 is a beautiful, pristine highway.

It's amazing with those warehouses near Amazon in Marshall County. They're in an industrial park that straddles the state line, which I'm assuming allows companies to market themselves to both states for the best tax deal.

And in that spot they have a whole bunch highways that all come together - I-269, I-22 to Tupelo, Hwy 72 to Corinth, Nonconnah expressway to Germantown and East Memphis, and Hwy 302 to Southaven.

I've been waiting to see if Marshall County is going to build some new schools given their location, because the current schools are terrible, which sends all the residential growth to DeSoto County. Also it's amazing just how close that area is to Oxford, really just about 25 minutes to Holly Springs and then from there 30 minutes to Oxford. I'd love to see what this area's going to be like 75 or 100 years from now, because the potential is there.
