I've got a pretty functional understanding of Missoula real estate dynamics. One thing I've never been able to figure is why the homes up on the South Hill area are usually reasonably priced in comparison to the rest of Missoula.

Most cities real estate markets are just the opposite. Any insights into this would be appreciated.

Is it within city limits? Is it too "rural" for most "city" buyers and not spacious enough for country buyers who don't want to pay city taxes? I just guessing.
