I am selling my mobile home, and was wondering what mortgage lenders (in Missouri specifically, if that makes a difference) consider a permanent foundation. Some sites I've read say that it is only a cement block perimeter, while others say that it is concrete footings. Does anyone know how mortgage lenders define a permanent foundation?

Normally a permanent foundation has more to do with removing the tounge and anything else that would make it portable. Every time I have had experience selling a mobile, a cinder block perimeter was fine.

Smile No answers...just some suggestions

Hi!

I am not a real estate agent and don't have the answer to your question but I may be able to point you in the right direction to find your answers. I have a question and a couple of suggestions for you.

First of all, I suggest you ask your local banks about what their rules are and/or what their inspectors look for. This is linked to the question I have. Is your mobile on a piece of land? If your mobile home is on property and not in a MH park, sometimes banks will loan money more readily since there is a value in that even if the mobile home isn't as valuable. They will probably still require it to be on a permanent foundation and many of them won't even consider it unless it is a double wide. But ask the person in charge of mortgages and loans at your local banks. They'll have answers for sure. If you are listing it with a real estate agent, they can make those calls for you, too.
