Ok I lived and worked in Boonville years ago and it always seemed there was Good Jobs in the area.

Went through there the other day the town has grown more than any I have seen and its just not New Houses its major High $$ Houses with acreage.

Where is all the $$$ coming from?

As land costs have increased Booneville and Cooper Co. have become a more affordable bedroom community for Columbia (Boone Co.) than heading immediately South toward Ashville or North to Hallsville/Harrisburg. on Hwy 63. Additionally, tillable acreage is at 40 yr. highs and I suspect some of this money has come from the sale of AG land.

Probably what lifelong has said. I'm thinking ag land real estate is a bubble that's going to eventually burst like it did in the 80s.

The casino has been a major engine for the local economy. It's provided some pretty good jobs and added substantially to the tax base. Some of the housing demand might be people working in Columbia who wanted cheaper land for more house, as well as people who work here but don't want to live here because their values don't mesh with Columbia's-- that drives a lot of the Ashland housing. Unless they live fairly close to the freeway, though, I think it's a pretty good commute.
