I want to develop a mini ecovillage focused on sustainability & farming with open arms to the LGBT community. We would all share in cooking, farming & celebrating life.

I'm seeking a house with 3+ acres that has zero to flexible zoning/coding regulations as I want to use the land openly for mini organic farming & building additional small homes for the members. The less permits/restrictions the better & I believe this is only found outside the city limits.

*Are there any areas/neighborhoods that are more accepting overall towards the transgender (LGBT) community & have more resources? I heard Springfield & Kansas City are more open & diverse.

*What areas/towns have the best value in terms of house/land/less land regulations? Please keep in mind the area has to be a harmonious blend of open-mindedness & land value/freedom. Heavy conservative & Christian areas wouldn't work very well.

Does such an area exist anywhere in Missouri?

I hope not! But try Columbia, MO, Eureka Springs, AR or, but for the permits, anywhere in California.

You tout open-mindedness then follow that with, "Heavy conservative & Christian areas wouldn't work very well." That doesn't work well here, nor should it.

Truth be told, according to your other eight posts in other state fora, you're just looking for a good investment.

You're not going to be able to feed yourself and your members on 3 acres.
Multiple residential dwellings on a piece of ground that small are going to present problems with septic.

Looks like folks from Missouri aren't very tolerant. You might look at Missouri's neighbor Oklahoma. Our northeast corner looks a lot like Missouri but tends to less of a redneck area.

Actually, it looks like the reality is that Missouri is firmly in the Bible Belt. Right, wrong or indifferent, it is what it is and that's something those contemplating moving here should be aware of.

If I wished to insult Oklahomans like you insulted Missourians I suppose I could have referred to them using a common pejorative you seem to favor but I don't so I won't.
