I really need all of you experts out there for this one. My husband (retired military) says he has one more move in him...so I'd better be sure this time!! We live in SC now but are looking to move along the previous mentioned areas. We have only driven through these areas. I'm concerned about homeowner's insurance, sinkholes, areas to avoid etc. We have USAA insurance so if you fellow veterans could tell me areas that they will not insure it would help. Also experiences you have. All info is appreciated. What we like in an area: within 30 min drive to ocean, activities, scenery, a decent size city, restaurants, theaters, shopping. We are close to Charleston, SC now but are trying to get a little closer to family in Texas and Oklahoma but want warmer weather and nice beaches. Texas doesn't have nice beaches (My opinion) property taxes too high. So also what states offer more incentives for retirees (no tax on SS or military pay etc). I know this post is full of vague questions but just tell me your experiences and why you like where you live or not!! Thanks

If you want near very nice beaches, good shopping, good resturants - my suggestion is Baldwin County in Alabama - specifically - Spanish Fort, Daphne or Fairhope areas. 30 minutes to the beach, 45-60 minutes to casinos in Mississippi, Eastern Shore for shopping, good resturants in all areas including Mobile. Anywhere you go on the coast you will have fairly high insurance costs, but property taxes are reasonable. My two cents, anyway.

I was going to suggest Pace, Florida but property taxes in FL are on the higher side due to no state income tax (similar to TX).

Like Debbie said though, the Spanish Fort-Daphne area is probably more what you're looking for. Just about everything you need is now there, so there's not much need to go to Mobile anymore.

If the focus is on beaches, I'd say look no farther west than gulf shores. I recently got a quote from USAA (i'm non military, parent is though) and it was higher than the local state farm and farmers ins. quotes I recieved.

If living in a trendy area is not high on your list, you can look at the small cities in north Baldwin County. You would be far enough inland so that insurance rates would not be much higher, if any, and still be convenient to all the entertainment and restaurants already mentioned. We live in the county just between Foley and Summerdale, and it's any easy drive to all those things in either Mobile or Pensacola. Beaches are just 20 minutes, depending on traffic (and there are back roads we don't tell the tourists about!)

Most pensions are not taxed, either, by the state. Nor is social security.

Baldwin county is a nice area (Fairhope, Spanish Fort). Also close to Mobile for shopping, restaurants. I like to visit the Florida panhandle but would not like to live there. Taxes and insurance higher in Florida. If you prefer a small town, check out Dothan. Dothan to beaches is about 85 miles.

Baldwin County sounds nice....we aren't really small town people. Did that growing up and just prefer more of a city atmosphere now and the entertainment and shopping that comes with that.
Glad you shared info on higher property taxes and insurance in Florida. That will be a big consideration on where we relocate. But we know what we don't want....cold weather and the ice and snow. Been there done that and my DH says no more...
