If the plan is anything like what Belk did with the former Dillard's Men's store at Cordova Mall, Belk will probably gut the building for a very thorough interior renovation. The project might take an entire year.

Belk probably won't make an official announcement until after Sears has finally closed.

This WPMI 15 news report about potential stores coming to Bel Air Mall shows a leasing plan with Belk in the Sears spot. Sears is currently in the process of closing and, elsewhere in the mall, stores are in the process of reshuffling to make way for the proposed H&M.

The relocation of Belk is going to make re-tenanting the Sears end of the mall much easier.

I'll bet you this is one of those Sears leasing deals where being a landlord (to Belk) is far more profitable than running a store on the site. Sears has been headed in this direction for years as they are now pulling out of higher volume malls for such deals. Recent news reports have stated that Belk is leasing the old Parisian space and will be leasing the Sears space once their flagship opens. Usually anchors own their stores in a mall...it's just a question whether Sears still owns the building or is selling it to Rouse to lease to Belk?

With Rouse wanting to upgrade the mall, it's a win-win for all parties. It's been a long time coming as both Sears and Belk have wanted to right-size their presence for the past several years, especially after BOTH Sears and the Springdale Belk have closed off portions of their second floors to consolidate retail space.

Given that Belk inherited McRae's AND Parisian within a year of each other, they kept both stores status quo. Belk has been re-consolidating their presence as evidenced in Pensacola at Cordova Mall and even Turtle Creek in Hattiesburg. It just took a little longer than the dual Dillard's situation when they acquired Gayfers.
