For this to work, it would have to go back to the original "plan" when Cabela's was floated as a replacement tenant. The tenant "F" space is probably in the 10-12k sq foot range. Academy sports is more like an anchor tenant that could easily fill the original Belk space at 80k and the added engulfed space at 120k. It may be easier just to demolish that area and build a new box.

We have enough outdoor and sporting goods retailers here. At least we never had a Sports Authority!
Academy is the lowest on my list. Every time I go in there I feel like i'm in a Kmart....
(fun fact....Kmart actually owned Sports Authority back in the 80s and was partially responsible for Kmart neglecting their core business to become the sad state it is in today! And S.A. underestimated Dick's and others to drive themselves into bankruptcy and irrelevance)

It's just a poor location in the back of the mall. Springdale has lots more frontage and visibility. The best use of the Parisian/Belk space is to subdivide the original space into smaller tenants, and re-mall the connecting space they engulfed when they expanded.

At one point Rouse said that demand from interested retailers was outpacing available space. If so, then the current Belk building should definitely be gutted for a new wing or two.

This is crazy on my part, but if the Tenant F space is less than 15k square feet, it would be a great location for an 11k square foot Anthropologie. After all, Rouse is trying to court its fellow Free People brand to a space on the streetscape.

I just hope the city is not holding Rouse to re-anchoring the existing Belk space. Subdividing will help in establishing more space for quality tenants and as bigger boxes fall out of favor, they can recapture that business since they have more space to lease.

I would rather bel air get an Anthropologie than Free People, the latter is sold at Belk!

Agreed. Usually dept. store boutiques don't hold a candle to the actual stores. (and somewhat like outlet stores, much of the merchandise will not be found in the dept. stores.)


Coach and MK, for example , are just everywhere. It just seems the some of these brands can't get enough exposure, much to the elation of retailers and commercial landlords.

Until the hot retailer becomes over exposed and starts shuttering locations. For example, see the former Coach store at Cordova now housing a local fragrance store.

saw the sign for the new Rue 21...idk how I feel about a big Rue 21. The stores are kind of trashy LOL

I've seen Rue 21 enlarge stores and acquire a much more mainstream feel and appearance. (or at least a lot less trashy; lol)


Maybe more like 'Know Style'.


But definitely in a fringe area.
