My God, as a fresh college graduate, hopefully finding a job in Mobile. This is scary, Baldwin County has essentially no houses under 200k, they are all in Mobile County.

Saraland: a new proposed 30 lot Subdivision on Celeste Road called Rolling Hills Estate

Fairhope: 2 subdivisions: Estates at the Verandas Phase 1 and Hermitage Court, 15 lots and 8 lots respectively

Spanish Fort: New proposed subdivision: The Oaks of Cambron, unknown number

Daphne and Foley did not get any new subdivision applications this month

Kathy Jumper mentioned in her Sunday column that 53 acres at St. Michael Way and 181 was going to be a mixed use development. 21 acres would be a commercial retail development and the rest would be a subdivision. Daphne is annexing this property. 21 acres of retail translates into almost a 1 million square feet. You take out parking, but still a large development. It will be interesting to see what develops for the property.

Agreed, this is why you are seeing so many remodels on those older homes


Also want to point out that Baldwin numbers may look like they are slowing down, but thats mostly because of NIMBYS.

There are like 4 100+ lot subdivisions and some really large apartment complexes on hold because the county changed the rules in late September and the School system now has to be consulted before things like that are approved. Traffic studies got extended out. Business districts are now included in the study as well, not just the immediate surroundings.

People in Malbis want their own elementary school, and people in Fairhope want another one on or near 181.

The "what's happening in ____" groups have become blood baths.
Welp, looks like it has begun. Fairhope now has a development moratorium both inside city limits and in the planning jurisdiction outside city limits. Beginning of a new dynamic in the Mobile Bay area?

Yep, saw it coming a mile away. Also should have mentioned that Daphne already put a hold on rezoning back in September.

At some point, developers are going to start looking at Hwy 225 again, there are a lot of abandoned subdivision plots(land already cleared) along that road from plans back in 2007/2008, and that area would belong to Bay Minette, and not Spanish Fort or Daphne. Although, im not really versed in City planning jurisdictions, so I could be wrong.

Saw this a while back and assumed it was just a large mutli phase subdivision. But with your info, I did a little googling.

St, Michael's Place

Its a 104 Home subdivision and a Shopping center with 10 buildings. Interestingly enough, The family in the video on NBC, apparently got an offer last month on their property next door to it and were the ones saying Aldi was building another location in Baldwin County( said in the "whats happening in Daphne " Group). I have no idea if that is 100% true about the offer , but I know for a fact Aldi was scouting additional locations back in August/September as I met the the guy running their Real Estate Opportunities division for this area. He said they wanted to make a big push into this market and that the stores they had planned werent enough. This didnt seem like a secret, I think they were just in the early stages of looking for additional locations

Well looks like Mobile also had a very successful month as well

A total of 566 homes sold for November 2021
this is a year over year difference of 35.7% (417 homes sold in November 2020) and 30% higher than predicted
Inventory is now 658
Months of Supply 1.2
Days on Market went down a day to 25 days
Average Sales price: $226,233
Median Sales Price: $190,000
Both are actually down 5k and 19k respectively from last month as well

New Constructions
total of 44 New Construction sales
Year over Year sales increase of 18.9%
inventory down to 21
Months of Supply: .5
Average Sales Price: 309,452
Median Sales Price: 296,716
Down 6k and 1k respective from last month

Well for the final County Commission conference of the year, the county commission looks to approve a 16 lot addition to Penny Lakes and 6 lots to Audubon Pointe

This brings the yearly total to 1365 new plots of land in Mobile County for new home production with total of 26 new subdivisions/subdivision additions. This is a major increase from just 12 new subdivisions/additions in 2020 and 486 new plots in 2020 (2019 had just 450 new plots as well)

We are considering a move to the Mobile or Baldwin area. What aew taxes like there? Difference between the 2? Do they offer tax breaks for seniors (no school tax)?
